Program Description

Sealund Corporation is participating in the Local Initiative Program (LIP) in association with the Marshfield Housing Authority and the Massachusetts Division of Housing Development. The Local Initiative Program seeks to stimulate the production of affordable housing opportunities by fostering cooperation between municipalities and housing developers. The program provides technical assistance to developers and municipalities seeking to develop housing that serves households at or below 80% of the area median income within mixed-income (market and affordable) housing developments.

There will be a lottery for 2 affordable units for age restricted adult homebuyers at the Marshfield Council On Aging, Senior Center
Wednesday, April 16, 2008 at 7:00p.m. All Applications for the first lottery are due before March 7, 2008 at the Marshfield Housing Authority.

Guidelines

Applicants must meet income guidelines of $46,300/one person: $52,950/two persons and an asset limit of $50,000. (There is a $200,000 waiver if you own your own home now). There will be more of these units available in the future.

All residents must be 55 years or older to qualify. Eligible applicants will be entered into a lottery. A 70% preference will be given to people living (children or stepchildren) or working in Marshfield. Applications are available at the Council on Aging, the Marshfield Town Hall or the Marshfield Housing Authority, 12 Tea Rock Gardens, Marshfield, MA 02050. Tel.# (781) 834-4333.

A deed restriction will be applied to all of these units, as these units must be maintained in perpetuity for applicants who are income and asset qualified. Applicants should be pre-approved for a mortgage.
