FOUNDATION
Walls: 8” poured concrete foundation with footings to building code. All exterior foundation walls will be insulated with 2” rigid insulation.
Slab: Living spaces and garage floor to be 4” thick poured concrete with a minimum 3,000# compression strength. Welded wire mesh will be placed over insul-tarp under slabs where required.
BUILDING
Framing: Sill sealer and pressure treated sill, 2 x 4 interior and 2 x 6 exterior wall framing @ 16” on center with plywood sheathing and Typar whole house wrap or equal. All structural members i.e. ceiling joists, roof rafters and studding will meet or exceed State and local building codes. Rafter & collar-tie construction where applicable with hurricane rated ties and plates.
Roof : Architectural style 40-year Algae Resistant roof shingles by Tamco placed over 15# felt and ½” plywood sheathing or equal. Ice and water shield will be installed at all valleys and along gutter-lines.
Siding: Sidewalls to be HardiePlank™ fiber-cement clapboard siding 4” to 4-½” to the weather installed per manufacturer’s specifications with stainless-steel fasteners. Clapboards will be finished with “Color-Plus” factory applied paints baked on with 15-year warranty by manufacturer. Exterior house colors to be chosen by builder.
Trim: Soffits, rakes, fascia, water table etc. are to be solid polyvinyl (PVC) installed with stainless-steel fasteners.
KITCHEN & BATHS
Cabinets: Kitchen cabinets to be white thermofoil raised panel. Cabinet manufacturer will be Homecrest, Ultracraft or Entree. Kitchen cabinetry will consist of wood dovetail, self-closing, full-extension drawer boxes, porcelain hardware, wood cutlery tray, crown molding, light rail with under-cabinet lights, and a lazy susan cabinet.
Countertops: Countertops to be square edge granite or “Caesarstone” quartz engineered stone from builder selections.
Guest Bath: Vanity will be 36" mahogony or distressed maple furniture style as per plans. Countertops to be granite in green, black, beige or grey from builder's selections.
Master Bath : Master bath will be white thermofoil raised panel.
Countertops to be granite or “Caesarstone” quartz engineered stone from builder selections.
Appliances: Kitchen appliances to include Whirlpool white 30” electric smooth top range, microwave and dishwasher from selections provided by builder. Refrigerator to be provided by buyer.
INTERIOR FINISH
Walls: Skim coat plaster over ½” blue board with fasteners to manufacturer’s specifications. All walls will be smooth finish with the exception of: closets, garage and attic stairway to be textured. All smooth walls to be treated with one coat primer and two coats Benjamin Moore (or equal) eggshell paint in off-white. Textured walls finished with one coat, white.
Ceilings: Ceilings will be constructed with skim coat plaster over ½” blue board with textured finish. Standard ceilings to be 8-1/2 feet high or as shown on plan finished with one coat white ceiling paint, A-Unit 11' in family room, B-Unit 8'6" or 11'0".
Millwork & Trim: All interior doors and windows to be trimmed with 3-½” colonial casing, baseboard to be 5-½” paint quality throughout. Doors will be molded 4-panel, smooth surface by Masonite (or equal) with satin-nickel “Plymouth” style knobs and hinges. Millwork will be finished with one coat primer and two coats off-white semi-gloss finish latex base paint.
Miscellaneous: Framed mirrors will be installed over all vanities as per builder selections. Closet shelving will be vinyl-coated wire with layout and design as per builder specifications.
EXTERIOR DOORS & WINDOWS
Front entry door to be fiberglass energy efficient clad door by Therma-Tru “Smooth-Star” (or equal) 6-panel painted in builder’s color choice. Windows to be New England Shoreline “Forever-Frame” tilt-out vinyl, low-e, argon filled , fitted with removable screens . Window grills as per builder plans and specifications installed between the insulated glass panels. Garage doors to be low maintenance steel in factory applied white and include electric opener with remote and keypad.
FLOORING
Kitchen, family, dining, front foyer and hallways are to be select pre-finished white oak hardwood floors with factory applied satin finish. Bedrooms and den will be 30 oz. saxony polyester wall-to-wall carpet from selections by builder with 64 oz. rubber pad. Laundry, master and guest bath floors will be finished with ceramic tile in colors and patterns from selections by builder.
PLUMBING
Kitchen : Artisan (or equal) 21” x 18” x 9” deep single–bowl 16-guage stainless steel D-shaped sink with Delta "Palo" single lever chrome faucet and pull-out spray. Builder will provide electric and icemaker connections only for buyer’s refrigerator.
Baths : Single vitreous china sink bowl with Delta 8” widespread “Leland” chrome faucet in vanities. Master Shower to be 4’ x 3’ Lasco (or equal) white fiberglass shower enclosure with Delta anti-scald mixing valve in chrome. Guest bathtub will be 5’ fiberglass Lasco (or equal) in white with Delta anti -scald mixing valve in chrome. Toilets to be 2-piece vitreous china with elongated seat.
Washer : Washer & dryer hook-up provided for electric dryer and washer side-by-side style. Washer and dryer to be provided by buyer.
Heating & Air Conditioning : Heating system uses "Baxi" 94% efficient, modulated gas-fired condensing boiler. Boiler drives radiant floor heating system throughout 100% of the finished floor space controlled with 2 zones. Air conditioning to be 2-1/2-ton rated York Stellar Series high efficiency system to Energy Star standards. Hot water is unlimited instantaneous on demand system.
ELECTRICAL
Service : All units will have a 150-amp service with all breakers, switches, outlets and smoke/heat detectors and carbon monoxide detectors per State & local code.
Interior : Interior electrical fixtures, switches and outlets as per plan. Fixtures include six recessed lights, 1 hanging fixture in dining room, three surface mounted fixtures in hallways, two wall-mounted fixtures in baths and rough wiring only for fan in family room, all from selections by builder. Also includes incandescent fixtures in walk-in closets, porcelain lights in attic and garage.
Communication : Includes two TV jacks, two Cat-V computer jack and two telephone jacks dead-end wired to mechanical room suitable for connection by Comcast Cable Company, Verizon or others.
Exterior : Includes four exterior wall fixtures (two/garage; one rear door, one front) and doorbell button at front door with one chime and transformer. Also includes two exterior wall outlets (one front, one back).
LANDSCAPING
Lawn/Shrubs : Includes 4” of screened loam all lawn areas. Shrubs of various species with mulch planting beds as per landscape plans. Lawn areas will be irrigated with underground sprinkler system as per plans.
Driveway : Asphalt Driveway placed on 12” of gravel with 2 1/2” minimum thickness.
Walks : Walks to be poured concrete with broom or textured finish as per landscape plans.
Patio : Approximately 10’ x 12’ poured concrete with stamped/textured finish as per landscape plans. Front walkway and stoop will be stamped concrete. |
