Pembroke Village - Specifications

Please note: the modular construction of these homes will be manufactured indoors in a quality controlled environment, shipped to our site where we will further customize and complete the construction process.

General Specifications

Foundation: 8” poured concrete wall on footing. 3 1/2" poured cellar floor.
Framing: 2" x 8" or 2" x 10" floor joists and rafters. 2" x 6" exterior walls. 3/4" tongue and groove sub flooring. 1/2" wall sheathing and roof sheathing.
Roof: Architectural fiberglass 30-year roof shingles.
Siding: Low maintenance vinyl with with aluminum clad trim.
Exterior Doors: 1 3/4" thick foam cored steel doors.
Windows: Double-hung insulated vinyl tilt-in windows with screens and grilles.
Insulation: R-19 in walls and floors, and R-30 in ceilings.
Interior Walls: 2" x 4" studs with 1/2" sheetrock throughout.
Electrical: 150 amp underground service. Smoke detectors per code. Standard light fixtures. All exterior lights will be onion-style lamps.
Plumbing: Kohler fixtures, Delta fixtures, or equal. 5' fiberglass tub. Stainless Steel kitchen sink. One outside faucet.
Heat/AC: Forced warm air by natural gas. One zone, 80,000 B.T.U., 90% A.F.U.E. efficiency gas furnace by York with 3 ton 10 SEER Air Conditioner by York.
Interior Finish: Colonial trim throughout. Six panel Masonite doors. Oak kitchen cabinets with Formica countertops.
Flooring: Wall to wall carpet throughout. Tile in kitchen and baths.
Painting: Two coats on interior woodwork and two coats of flat on walls.
Deck/Steps: Brick front step and low maintenance composite rear stoop to patio.
Landscaping: Loam and seed or sod with ten foundation shrubs. Disturbed areas to be mulched.
Driveway: Assigned parking on per unit basis.
Utilities: Town water, natural gas, individual septic tanks with common leaching area, underground electric, underground irrigation system, Pre-wired for telephone and television.
Appliances: G.E. or Whirlpool microwave range hood, stove and dishwasher.
Warranty: Ten year-underwritten by Residential Warranty Corporation.
